Maintaining the garage door openers

A garage door opener is a motorised or electronic device that opens and closes the garage door. They are controlled by the switches on the wall and remote controller. With the time its model and functioning has been improved. A garage door is the largest moving thing in a home and it is maintained means opens and closes by the opener, so the opener’s maintenance is required likewise the garage door repairs.

It has been noticed that their average age is about 12 years but a regular maintenance can increase their age for more. Here are some steps or hints involved are given to maintain them…….

• The maintenance should be done once in a month. The owner’s manual should be reviewed to get more about the garage door parts.
• Look at the garage door parts like springs, cables, rollers, pulleys etc. and their working should also be visualised and compared.
• As it is an electronic devise, so before making any change in the garage door opener, make sure it is plugged off.
• Make sure that your garage door opener has revising feature that means if there is anything in the way downwards of a door than it must reverse its motion or movement. If it never does the same than it should be replaced or repaired.
• Before replacing the garage door opener make sure that the sensors face each other across the garage door. It could be the reason for not reversing because due to this the beams cannot keep the needed alignment.
• Test the force setting of your garage door opener by holding up the bottom of the door as it closes. If the door does not reverse readily, the force is excessive and needs adjusting. Your garage door opener owner’s manual will explain how to adjust the force sensitivity. A qualified individual should adjust it. To avoid entrapment, be sure to perform the 1 inch reversing test after any repairs or adjustments are made to the garage door opener.
• You should clean and lubricate the drive and track of garage door openers once or twice in a month. Instead of using Greece, you should use light penetrating oil.
• If the door cannot be fully opened, can be fixed by adjusting the limit screw.
• Never let the children to play with the garage door remote controller. It can damage the functioning of garage door opener.
